Seaside villas, cottages and plenty of bungalows
Minehead grew as a resort in the Victorian and Edwardian era, and the streets behind the seafront and up the slopes of North Hill still show it: large villas, former guest houses and terraces, many with tall roofs, dormers and rooms in the roof. Up in Higher Town, around St Michael's church and Church Steps, there are much older cottages, some of them thatched and listed.
The other big part of Minehead's housing is twentieth-century and later: bungalows, chalet bungalows and estates spreading towards Alcombe and around the edges of town, many bought by people retiring to the coast. Chalet bungalows are a particular case, with sloping ceilings and small eaves voids rather than one open loft, and these need insulating section by section.
Coastal weather, listed cottages and access
The seafront and the slopes of North Hill take the brunt of wind-driven rain coming up the Bristol Channel. That rain gets under slates and tiles, and a roof space can stay damp unless air moves through it, so we keep eaves vents open and never pack insulation against the underside of the roof. Our article on loft condensation and mould covers the warning signs.
Higher Town is a conservation area, and thatched or listed cottages may need consent from Somerset Council for work that affects their character. Thatched roofs also call for a more cautious approach to insulation, so we will discuss that on the survey before suggesting anything.

Loft insulation in Minehead: FAQs
How do you insulate a chalet bungalow?
Chalet bungalows have rooms built partly into the roof, so instead of one loft there are usually several small spaces: the eaves voids behind the low side walls and a little loft above the flat ceiling. We insulate each part we can safely reach, including the floor of the eaves voids and the flat ceiling section, and assess the sloping parts on the survey.
Can you insulate the loft of a thatched cottage?
Sometimes, but it needs care. Thatch is itself an insulator and relies on staying dry and ventilated, and many of Minehead's thatched cottages are listed. We will look at the roof space, explain what is safe and appropriate, and recommend checking with the council where the building is listed before any work goes ahead.
Will sea air damage new insulation?
Mineral wool isn't affected by salt, but it does need to stay dry. The real risk near the coast is moisture building up in the roof space, which can lead to mould and damp timbers. Keeping the eaves ventilated and sealing gaps that let warm, moist air rise from the house below are the two things we focus on in Minehead lofts.
